ADVANCE TENTATIVE REQUESTS:

It is suggested that vacation rental requests be made a year in advance allowing for property selection and availability to be at its highest. Advance Tentative Requests may be made for the following calendar year provided the corresponding date requested has passed in the current calendar. Tentative Requests are made with the understanding that Owners have first choice to their homes, current calendar guests have the first option to renew until departure, and the rental rate is subject to change. An Advance Tentative Request fee is required to hold your request until January 15th. This fee is nonrefundable or transferable. Fee does not apply to the rental rate. Your Advance Tentative Request is not a confirmed reservation. Advance Tentative Requests are only confirmed with full rental deposits by January 15th of the following year. The guest shall not assign this agreement or sublet the property in whole or in part. In the event Agent or Owner is unable to deliver property to Guest under this agreement because of fire, eminent domain or Act of Nature, property is sold, removed from rental program, unavailable because of delay in construction, lack of water, sewer or services or any other reason beyond Agent's control, Guest hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest pursuant to the terms of this agreement, and Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc. top

WEEKLY RESERVATIONS:

Begin at Check-in between 4:00PM & closing Saturday and end at 10:00AM the following Saturday. Reservations may be made as far as one year in advance. Any deviation from Saturday to Saturday can only be made on a last minute basis and is subject to availability of inventory. Arrival day variations are easier to accommodate during the off season. BREACH:

If a Guest or any member of their party violates any terms or conditions of this Agreement, State & Local Laws, Noise Ordinances, Seaside Rentals may terminate this Agreement and Guest shall be subject to eviction and forfeiture of total monies paid. Seaside Rentals reserves the right to refuse rental deposits, refunds and discontinue occupancy if in the Agent's opinion tenant is/will be detrimental to the property. top

HOME DESCRIPTIONS:

Every attempt is made to make sure that the descriptions are accurate; however, we cannot be held responsible for errors in descriptions of the home, accessories, decor, electronic equipment, televisions, rates etc. Updates to descriptions, additional details, photographs are available on our website at www.seasidevip.com. Periodically review our website for updates & changes. You will not be personally notified of updates. Omissions, additions, or errors as well as changes in furnishings, bedding arrangements, equipment, televisions etc. made by the Owner, or any/all amenities, circumstances out of our control, shall not be the responsibility of the Agent, Owner, or Printer. We are unable to make other arrangements, property substitutions, rate adjustments or refunds upon your arrival. top

LINEN RENTAL:

Bedspreads/Comforters, mattress pads & pillows are provided. The Premier Bed & Bath Package is automatically added to all reservations as linens are not provided. You must initial the Deposit Request Form if you choose to decline the linen package and wish to bring your own linens. All items will be delivered the day of your arrival and picked up the day of your departure. Linen Rental does not include bed set-up, however, this service may be requested for an additional fee. Baby, beach and sporting equipment is available upon request. Should you experience a problem with any rental equipment we will have the item replaced upon your request. No cancelations/refunds can be issued within 2 weeks of your arrival for changes to rental item requests, at check-in or upon departure. Guest assumes all responsibility for damaged, missing, stolen equipment. top

VACATION PROTECTION INSURANCE:

The Vacation Rental Insurance is automatically added to all reservations, you must initial the Deposit Request Form to decline the insurance. If not declined with the initial deposit, the travel insurance cannot be canceled/refunded at a later time. Vacation Protection Insurance is recommend to be purchased with initial deposit but may be purchased prior to final payment. Certain Restrictions Apply. To help protect your vacation investment, Seaside Rentals recommends the purchase of Vacation Protection Insurance on all reservations through a third party, Red Sky Travel Insurance. Seaside Rentals is not liable for any claims, disputes, policies, refunds, restrictions etc. Red Sky Travel Insurance is the sole provider of Travel Protection Insurance and all questions, claims etc are handled directly by Red Sky Travel Insurance. PEST CONTROL:

Please be aware we make every effort possible to eliminate the occurrence of pests in our homes. Each home is serviced for pests on a regular basis. As many insects are indigenous to our temperate climate, we suggest keeping all doors and windows closed. No other arrangements, property substitutions, rate adjustments or refunds will be issued for pest related problems. top

PARKING:

Vehicle Parking is restricted by the physical limitations of the property and is to the number of advertised vehicles. Parking on lawns is strictly prohibited. Guest assumes liability & responsibility for any and all damages to the property, lawn, sprinkler system, landscaping, etc. No Campers/RVs are permitted. Seaside Rentals is not responsible for parking regulations, towing or tickets. Contact the appropriate authorities.top

NIGHTLY GETAWAY RESERVATIONS:

Nightly reservations are made on a last minute basis and are subject to availability of inventory. Nightly reservations are easier to accommodate during the off season. Restrictions Apply.top

HOLIDAY & OFF SEASON RESERVATIONS:

Enjoy our off season discounted rates! Golfing, shopping, coming "Home for the Holidays!" October through March is a popular time to visit. It is suggested reservations be made a year in advance allowing for property selection and availability to be at its highest. Weekly reservations can be booked up to a year in advance. Nightly reservations can be reserved closer to arrival. top

MONTHLY RESERVATIONS:

Monthly reservations extend from October 1 to April 1 unless interrupted by the Easter Holiday. Restrictions Apply. You may call our Guest Services Representatives for details. top

EXTENDING YOUR RESERVATION:

Upon your arrival, should your requested home be available for additional days following your scheduled departure, you may extend your stay at a discounted nightly rate. top

GROUPS:

You must be at least 25 years or older in order to book and/or confirmation a reservation. Rental agreements with our Owners prohibit rentals to school, church, fraternity, sorority or other non-family groups, chaperoned or un-chaperoned unless all members are 25 years of age or older. The homes' premise, in its entirety, is restricted to the number of individuals approved/advertised occupancy level. Accommodations are strictly limited to the number shown regardless of bedding available. Overcrowding will not be permitted. Exceptions made for infants occupying a crib only. No Campers/RVs are permitted. Vehicle parking is restricted to the number of advertised vehicles. Should a group misrepresent itself, or fail to comply, the group in it's entirety, will be required to vacate premises immediately without any refund of monies paid. Seaside Rentals reserves the right to refuse rental deposits, refunds and discontinue occupancy if in the Agent's opinion tenant is/will be detrimental to the property. top

ACCOMMODATIONS AND FURNISHINGS:

Each home is privately owned, furnished and equipped according to the Owner's taste and requirements. Accessories, bedding, curtains, decor, electronic equipment, furniture etc. may not be rearranged/changed/removed from the interior of the home. Both the Interior & exterior decor can not be changed. Home conditions and furnishings vary due to age and care given by the owner. Should you have specific requirements, we advise personal inspection of the rental home prior to making your reservation. We welcome the opportunity to show our homes when they are unoccupied. Viewing restrictions apply. We are unable to make other arrangements, property substitutions, rate adjustments or refunds once your reservation is confirmed or upon your arrival as we have a strict No Refund Policy. top

UNIT DESCRIPTIONS:

CONFIRMING YOUR RESERVATION REQUEST:

To ensure your stay is pleasant, please carefully review the reservation information and our Policies and Procedures presented in our brochure, our website, and your Deposit Request & Confirmation Forms. Should you have any corrections, questions or requests, please contact our office immediately. Receipt of completed forms, required signatures, deposit confirmation and approval by Seaside Rentals confirms your reservation. Once your reservation is confirmed, we are unable to make other arrangements/substitutions/refunds. Seaside Rentals reserves the right to refuse rental deposits, refunds if in the Agent's opinion tenant will be detrimental to the property. Should the Owner of home under our management elect to remove their home from our program or choose not to honor a rental, the guest shall not hold Seaside Rentals liable. Guest hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest, and Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc. top

ADVANCE DEPOSITS:

A deposit of half of the total rent, optional Vacation Protection Insurance and Reservation Damage Waiver fee are required within 10 days of making your reservation. A nonrefundable Reservation Damage Waiver fee is charged on all reservations. This fee is to cover reported, accidental damage up to $1000 tenant services & administrative costs. If your deposit is not received by the due date, your reservation will be canceled without notification. Interest earned on funds deposited with Seaside Rentals is payable to Seaside Rentals. No other arrangements, property substitutions, rate adjustments or refunds will be issued once your reservation has been confirmed or upon arrival top

METHOD OF PAYMENT:

We will accept certified funds, cashier’s checks, money orders, traveler's checks, personal checks, cash and credit cards (Visa, MasterCard, American Express or Discover). Reservations cannot be confirmed without a completed contract (this includes your guest list information). Absolutely no personal checks will be accepted less than 30 days in advance of your arrival, on last minute reservations or at time of check-in. Reservations made less than 45 days prior to arrival, payment in full will be required. International Reservations must be paid in U.S. Funds by Certified Funds only payable by a U.S. Bank.  All payments must be made payable to Seaside Rentals, 12 South Ocean Boulevard, Surfside Beach, SC 29575. Cancelation of reservations not holding insurance will need to read the cancelation policy below.  top

FINAL BALANCE:

Balance including remaining rent, sales/accommodations tax on total rent, reservation damage waiver fee & any additional charges for requested rentals/services will be due 30 days prior to arrival. top

CANCELATIONS/CHARGES/TRANSFERS:

Confirmed reservations are nontransferable and subject to cancellation policy. Requesting to change/transfer a reservation to another home is a cancelation of the current reservation. No refunds are issued for early departures. In the case of a "No Show" the reservation will be considered a cancelation and is nontransferable and non refundable. If a reservation is cancelled more than 30 days prior to arrival and the property is re-rented, 80% of the reservation deposit will be refunded. If a reservation is cancelled within 30 days of arrival, all monies are forfeited unless the property is re-rented for the full amount of the original reservation at which time 80% will be refunded. If a reservation is cancelled within 7 days of arrival, ALL monies are forfeited. *Should the property re-rent at a last minute discounted rate the refund will be based on 80% of the discounted rate. Reservation Damage Waiver fees are nonrefundable. This applies to reservations cancelled more than 30 days prior to arrival as well as reservations cancelled within 30 days to arrival. To help protect your vacation investment, Seaside Rentals recommends the purchase of Vacation Protection Insurance on all reservations. The guest shall not assign this agreement or sublet the property in whole or in part. In the event Agent or Owner is unable to deliver property to Guest under this agreement because of fire, eminent domain, Act of Nature, or if the property is sold, removed from rental program, unavailable because of delay in construction, lack of water, sewer, services or any other reason beyond Agent's control, Guest hereby agrees that the Agent and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest pursuant to the terms of this agreement. Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc.  In the event Agent or Owner is unable to deliver property to Guest under this agreement because of fire, eminent domain or Act of Nature, or if the property is sold, removed from rental program, unavailable because of delay in construction, lack of water, sewer, services or any other reason beyond Agent's control, Guest hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest pursuant to the terms of this agreement. Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc. top

CHECK-IN TIME:

Check-in time is between 4:00PM and close of business on your day of arrival. Seaside Rentals makes every effort to ensure that all units are clean and ready for occupancy; however, during Peak Season or in some instances it may be necessary to delay occupancy until home is ready. Please do not go to the unit before checking in at our office. Three sets of keys will be released to the person whose name is on the reservation. Please authorize Agent (in writing or by phone prior to your arrival) to release your keys to another party member if you cannot be present at check-in time. Report lost keys immediately. Service fees apply for replacement/delivery. If you are arriving after 5:00PM, please follow the late arrival instructions on your rental confirmation. Please note: Keys will not be made available for late arrivals unless balance is paid in full. Accounts not paid in full may check-in and register the following business day. No other arrangements, property substitutions, rate adjustments or refunds will be issued for late occupancy. Seaside Rentals is not liable for consequential or secondary damages as a result of travel delays, late occupancy etc. top

UPON ARRIVAL:

Please report any damages or requests for service immediately. We will schedule any report maintenance and cleaning issues during business hours and have an after-hours service available for emergencies All damage reports and additional services must be reported in order to be considered covered under the Reservation Damage Waiver fee. If not reported, we will assume you found your unit in acceptable condition. Guest assumes all responsibility/liability for damages in unit not reported upon initial accident. Though we do not make rate adjustments, property substitutions or refunds, we do make every effort to meet your satisfaction. top

MAINTENANCE & REPAIRS:

Every effort is made to keep each property and its equipment in good working order. Please report any inoperative equipment or maintenance problems to our office immediately. We will make every reasonable effort to have the repairs made as soon as possible. Seaside Rentals is not responsible for delays and/or service interruptions with utilities such as cable, internet access, phone services, etc. No rate adjustments, rebates or refunds will be issued for any mechanical failures, delays due to receiving parts needed for repairs, delays due to service/utility companies, requests made outside operating hours or holidays for air-conditioning/heat, refrigerator, dishwasher, range/oven, disposal, washer/dryer, televisions, DVD players, videocassette recorders, or other appliances, Please note: Selected services requested may be handled the following day or upon business hours. The Agent or Maintenance Staff may enter the unit during working hours or at other times in case of an emergency for the purpose of completing necessary repairs and/or maintenance. For emergency after hour's assistance call #: 843.626.4078. No other arrangements, property substitutions, rate adjustments or refunds will be issued for mechanical failures or service delays. top

POOL SERVICES:

All pools are professionally maintained by each home owner's individual pool service. These services are handled by a third party. Please allow their staff to provide any adjustments/services to pool/equipment. Service fees will be added for tampering with pool/equipment and Guest assumes all responsibility/liability for damages/injury caused by tampering. Many, but not all, pools are equipped with heat which can be utilized for a fee. Pool heat must be ordered at least 72 hours prior to arrival. Pool heating is available March 1 - June 1 and September 1 - November 1. Pool heaters only heat when the exterior temperature is above sixty degrees. Please Note: If the pool heat has not been utilized, it may not be up to full temperature at time of check-in and may need several hours to heat. Guest shall indemnify and hold Seaside Rentals or Owner harmless and against any and all liabilities, claims, and expenses for personal injury or property damage resulting from unsafe or unsupervised use of the pool/hot tubs by tenants or tenants guests. No other arrangements, property substitutions, rate adjustments or refunds will be issued for mechanical failure, delays in service or days in which exterior temperature fell below sixty degrees. top

DAMAGES:

Accidents can happen easily at any time. Do not wait until departure to inform us. We will replace/repair damage as quickly as possible for your convenience throughout the remainder of your stay. The Reservation Damage Waiver fee is a nonrefundable fee of $125 charged to all reservations to include a damage waiver for up to $1000 in reported accidental damage. Guest must report accidental damage immediately in order to be covered through the RDW fee. Guest assumes all liability and responsibility for unreported damage and damage over $1000. Guest assumes all liability and responsibility for missing items and/or excessive cleaning costs (i.e. carpet/furniture stains, incomplete check-out duties, etc.). Each property is inspected upon departure. You will be invoiced for any unreported damages, excess cleaning charges, etc. Fireworks are prohibited and illegal. No grilling on beaches/decks/walkways. Guest assumes all responsibility/liability for damages in found in unit upon guest departure which were not previously reported to Seaside Rentals upon initial arrival inspection by guest upon arrival, and or occupancy of the home. top

LOST KEYS:

Lost keys should be reported to the office immediately. To replace lost keys there will be a $15.00 charge. There will be a $25.00 charge if you request our staff to deliver a key to you. top

PETS:

Dog Friendly Rental Policy:

Seaside Rentals Premier Vacation Homes has a select few homes that will accommodate your furry (dog) family members. Pets of any kind are NOT allowed at any property unless the home is described as "Dog Friendly with Fee" and you have notified the Seaside office for approval. Homes will state in the property description as “Dog Friendly," if the property will accept dogs under the following listed restrictions.

Dogs are limited to 1 domestic adult small breed only (under 25 lbs.), housebroken & well-behaved. Dog must be crate trained and crated when left alone in the property. For those homes which accept dogs, a $250 non-refundable dog fee is due with your final balance payment. Boarding references are to be available upon request. Violation of this stipulation is grounds for instant eviction without reimbursement. Guest assumes all responsibility for additional cleaning costs, damages, pest services & replacement items due to pet. Most rental agreements with our owners strictly prohibit pets of any kind. Visiting pets are not allowed. The fact that a property is promoted as a “Non-Pet Friendly” home does not guarantee that an animal has never stayed in the home.

Review Animal Laws Below

Myrtle Beach
Dogs in public must be on a leash at all times. No animals are allowed on the beach or Ocean Boulevard from 21st Ave. N. to 13th Ave. S. in Myrtle Beach during any time of the year. No dogs are allowed on the beach 9 a.m.-5 p.m. May 15-Sept. 15.

Horses and riders are allowed on the beach within the city of Myrtle Beach from the third Saturday in November until the end of February, in groups of six or fewer. No “staging” is allowed within the city limits (access to the beach is through Myrtle Beach State Park), and riders must clean up droppings west of the high tide line.

Surfside Beach
Dogs are not allowed on the beach at any time May 15-Sept. 15. Riding horses on the beach is prohibited.

Horry County (Call to see if your property is within the Horry County limits) 
Any animal on the beach must be on a hand-held leash not to exceed six feet in length and under the control of the person having custody of the animal. Animals are not allowed on the beach from 9 a.m.-4 p.m. June 1-Sept. 1.
It is unlawful to ride a horse or other animal on the public beach or within pubic marsh areas within the county limits March 1-Oct. 31.

Georgetown County (Call to see if your property is within the Horry County limits)
Dogs are allowed on public beaches if accompanied by the owner or keeper and under the physical control by means of a leash or similar restraining device, or under the control of a responsible person to whom the dog is obedient on command. On Pawley’s Island beach, dogs must be on a leash May-October. At Huntington Beach State Park, dogs must be on a leash at all times. In areas designated for the protection of endangered species, dogs and cats must be on a leash at all times.

Horses are not allowed on the beach March 15-Sept. 15. Riding horses on Pawleys Island or Huntington Beach State Park is prohibited year round.top

TELEPHONES:

There will be a $5.00 per call charge for any long distance calls charged to the Owner's personal telephone number in addition to long distance charges. top

MESSAGES & MAIL:

Select local calls are free. Long distance calls are blocked. Calling Cards are required for all long distance calls. If someone is trying to reach a guest by phone we will simply provide your number. All mail sent to guests must be sent in care of Seaside Rentals office. Address should include guest name and property name. Please check with our office periodically if you are expecting mail. top

FIREWORKS/GRILLS:

Fireworks are prohibited. No grilling on beaches, decks, walkways or under homes. top

OWNER'S PERSONAL CLOSETS/STORAGE AREAS:

Each unit has at least one locked closet/storage area. These areas are not included with your rental. Guest will be liable for all missing items from the closets. top

UNIT FOR SALE:

In the event the property you are renting is for sale, we may find the need to show the property during your stay at your convenience. You will be contacted in advance to make an appointment for viewing within 24 hours. In the event Agent or Owner is unable to deliver property to Guest under this agreement because the property is sold, removed from rental program or any other reason beyond Agent's control, Guest hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest pursuant to the terms of this agreement, and Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc. top

PREPARING FOR DEPARTURE:

Upon check-out, guest is responsible for removing any food from the refrigerator & cabinets, loading & starting the dishwasher and removing any trash from the premises. Please close all blinds, drapes & windows, lock all windows & doors, and turn out all lights. All keys must be returned to our office. If linen delivery was requested, Please place all sheets & towels in a pile on the floor inside the home. Please leave comforter, blankets & mattress pads in a pile on top of each bed Guest Departure Maid Service is included with your stay. Guest will be invoiced additional charges for home not being prepared for departure, excessive cleaning, late departure, keys. top

CHECK-OUT TIME:

Check-out time is 10:00AM. Current guests have the first right to request their cur-rent property & week in the following year until departure. Please make all advance tentative requests for the following year prior to check-out. Our cleaning staff depends upon your timely departure so they may prepare for the next scheduled arrival. Guest will be charged a $25.00 per hour fee for late departures. Do not leave keys in unit; a $25.00 charge will apply if keys are not returned to our office. top

LEFT ITEMS:

Please report any left items as soon as possible. We will make every effort to locate lost items. Seaside Rentals is not responsible for any personal items left behind. If you request us to pick up & mail personal items to you, if found, they will be mailed via a local mail house and payment will be made in advance through your credit card. top

INCLEMENT WEATHER:

No refunds will be issued due to inclement weather. To help protect your vacation investment Seaside Rentals recommends the purchase of Vacation Rental Insurance on all reservations. Certain restrictions apply. Cancelation of reservations not holding insurance will not receive refunds of any kind. top

CONSTRUCTION:

New construction of accommodations/attractions & beach re-nourishment occur periodically in our resort area. As Seaside Rentals can not predict, inform booking/arriving guests of schedules, locations, potential noise/nuisance as we have no control over the situation. No other arrangements, property substitutions, rate adjustments or refunds will be issued for construction, noise, nuisance, road repair, etc. top

TAX:

Tax rates may change without notice. There are separate taxes for each county. Call for details 866.252.9930. Should the tax rates increase prior to the guest's scheduled departure, guest assumes all responsibility for additional taxes. top

PRINTING ERRORS:

Although every precaution is taken, errors in prices and descriptions do occur in printing. Seaside Rentals is not responsible for errors/omissions. We reserve the right to correct such errors. All rental rates, service fees, taxes, furnishings and equipment are subject to change without notice. No other arrangements, property substitutions, rate adjustments or refunds will be issued for errors or omissions.top

LIMITATIONS OF REMEDIES, DAMAGES, AND IDEMNITY:

In the event Agent or Owner is unable to deliver property to Guest under this agreement because of fire, eminent domain or Act of Nature, unavailable because of delay in construction or because of lack of water, sewer, services, the property is sold, removed from rental program, or any other reason beyond Agent's control, Guest hereby agrees that Agent, and Owner's sole liability as a result of any of these conditions is the full refund of all considerations previously tendered by the Guest pursuant to the terms of this agreement, and Guest expressly acknowledges that in no event shall Agent or Owner be held liable for any consequential or secondary damages, including but not limited to any expenses as a result of travel, cost of re-renting, etc. Guest also agrees in the case of a double booking Guest will be entitled to full refund of all consideration previously tendered by Guest. Alternately, Agent will make all attempts to relocate Guest. The Guest agrees to release and indemnify the Owner and his Agent from and against all liability for injury to the person of the Guest or to any member of his household resulting from any cause what so ever, except only such a personal injury caused by the negligent or intentional acts of the Owner or his Agent. Guest agrees to be responsible for any repairs necessary due to their negligence. Guest understands that Agent has the right to refuse service to anyone and will not be responsible for accidents or injury of any kind to guest, or for loss of money, jewelry, or valuables of any kind. In the event Owner or Agent has to resort to legal process to enforce rights under this agreement, Guest shall be responsible for reasonable Attorney fees and costs. Guest agrees this contract is entered into in Horry County, South Carolina and consents to personal jurisdiction and any proper court location therein. This agreement shall not be binding unless and until Agent has received completed forms, with required signatures, request has received approval by Seaside Rentals, one-half the gross rent and all checks have cleared the bank. Guest acknowledges that they may not have possession of the property until full rental amount set forth herein has been paid in full. If Guest or any member of his/her party violates any of the conditions of this agreement, Agent may terminate this agreement and enter premises. Upon notice of termination of this agreement, Guest shall vacate the premises immediately. top
